Scope of Work
Two-story addition adding a primary suite above and a family room below, with new mechanicals, a covered patio, and a connecting staircase.
Client Goal
A growing family needed more living space and a private primary suite without leaving their neighborhood.
Challenges
- 1
Tying the new foundation into the existing 1970s slab required underpinning and careful settlement monitoring.
- 2
Matching the existing brick exterior required sourcing discontinued brick from a regional reclaim yard.
- 3
The existing HVAC system was already at capacity and could not serve the added square footage.
Solutions
Installed a stepped footing and used epoxy anchors to connect new and old foundations without cracking.
Hand-matched reclaimed brick and tinted the mortar so the seam is nearly invisible.
Added a dedicated HVAC zone with a high-efficiency unit for the addition, independent of the existing system.

What the Homeowner Said
"Adding a two-story addition while we stayed in the home sounded stressful, but 369 Builders made it seamless. The reclaimed brick match is invisible and we finally have the space we needed."
